Spotlight on: Mocha Delites and Ms. Sun Kwon
In July 2004, a new coffee shop, Mocha Delites, moved into the vacant space in BuggyWorks Building 100. Now almost 12 years later, Mocha as it’s come to be called affectionately, is a BuggyWorks and Jefferson Station fixture and a favorite for tenants and community members alike.
The shop used to be a franchise, so while there are a few other locations in the Metro Atlanta area, our Mocha Delites location is now independently owned and operated by Sun Kwon. Starting the business fulfilled Ms. Kwon’s dream of owning her own business and gave her the flexible hours she was looking for. It also brought delicious sandwiches, handcrafted beverages and sweets to the BuggyWorks community.
One of Ms. Kwon’s favorite aspects of the Mocha Delites location is the tight knit community that comes with calling BuggyWorks home. When she started her business, in addition to flexible hours and the ability to be in control of the operations, serving a close, tight knit community was at the top of her ‘must-have’ list and that’s exactly what she’s found here. “It really has become my second home!” she says of the location, adding that “It’s always a pleasure serving the BuggyWorks Community.” Another plus to her location? Its proximity to downtown East Point and that ‘old town’ charm we’ve all come to know and love.
As the sole owner and operator, Ms. Kwon runs all aspects of Mocha Delites, from the business operations to serving up her handcrafted sandwiches, entrees, coffee, specialty drinks, smoothies, teas and treats. Her secret to balancing it all is simple, yet effective. “[I] Do my best every day. And I make food for my customers that I would serve to my own family.” And, it is that approach to her business that she hopes will aid her as she works to expand her customer base, and serve even more of the BuggyWorks and East Point Community.
Of course, we can’t talk about Mocha Delites without talking a little about its wonderfully diverse menu. From the standard coffee, tea and soft drinks to the specialty drinks and special entrees, East Point’s favorite coffee shop offers a little bit of something for every taste. But, if you ask the proprietor for her favorite meal, she opts for a healthy yet tasty option – the Veggie Wrap and a Ginger Tea. Oh, and if you’re in the office on Thursdays, be sure to pay Ms. Kwon a visit and try her homemade Fried Rice, a customer favorite, for lunch!
Mocha Delites is located in Building 100 in the BuggyWorks Complex. The next time you need to grab lunch or are looking for a pick me up, be sure to stop by!

A Friendly Reminder
As always, safety is a top priority at BuggyWorks. While we are taking steps to maintain a high level of safety and security at our complex, you have the power to help keep yourself and others safe, too. We would like to encourage you to take a moment and review some do’s and don’t’s to help keep yourself, your belongings, and your neighbors safe.
Don’t Leave Valuables (or Their Accessories) In Plain View
You know not to leave your iPad or wallet sitting in the passenger seat, but have you thought about the clues you’re leaving that there might be something valuable somewhere in your car? Stow away things like Charging cords, sunglass cases, and even headphones to keep the temptation to break into your car at a minimum.
Do Keep Others Aware of Your Whereabouts
You may not need (or want) to instate something like the ‘buddy system’, however, letting a coworker know when you’re leaving the office for an extended period of time (and potentially giving a time frame for when you’ll be returning, if at all) helps to keep everyone feeling safer and more secure.
Don’t Play With Your Phone…
…When you’re walking around. We’re all guilty of it, checking emails, texts, social media. But, being aware of your surroundings and keeping an eye out for anything out of the ordinary helps to keep you, and everyone around you, safer and more in control.
Do Trust Your Intuition
If something doesn’t feel right, or if you see something suspicious, don’t ignore it. Keeping alert will help you in reporting to the authorities if the situation escalates.
Don’t Go It Alone
If you find yourself uncomfortable walking to or from your car at the beginning or end of your workday, don’t forget about our courtesy police escort. Just call the East Point Police Non-Emergency Number (404.559.6226) to schedule a time for an officer to walk you to or from your vehicle.
Do Speak Up
If you see something, say something! Even if it’s not happening to you, report any crimes, damages, or suspicious behavior you see to management and the local authorities so that it may be dealt with in a timely manner.
Together, we can keep BuggyWorks and Jefferson Station a safe and happy place to be, and we thank you in advance for your help in achieving that goal!
